Step into a building where history comes alive! The visionary team behind the Sanctuary Cinema embarked on a mission to transform and preserve one of Alpena’s historic buildings. The journey to improve residents’ moviegoing experience began with Jeff Konczak of Alpena Marc LLC and his foresight to acquire the State Maltz Theater, but that was just the beginning. To bring movies back to Alpena, and create the Sanctuary Cinema, challenges and opportunities arose as they navigated a unique building type and faced crucial decisions without a project architect. From fire suppression modifications to coordinating dimensions for theater equipment, they overcame hurdles to create an exceptional movie-watching experience. Their perseverance paid off, resulting in a stunning historic renovation that captivates all who enter. The cinema’s breathtaking features stand as a testament to their dedication.
The talented team, led by Jeff and the Clark Construction Company team of Austin Neyer, Tyler Lumsden, Jarrett Moquin, Craig Froggett, and Fred Gagnier faced each obstacle head-on.
When faced with the decision of demolishing an historic building or breathing fresh life into its timeworn walls, Jeff Konczak and the Clark Construction Company team chose to honor the town’s heritage. They embarked on a mission to embrace the old floors, the worn brick facade, and other historical elements that whispered stories of a bygone era of the 1920s.
Notably, the renovation of the Sanctuary Cinema aligns with Alpena’s larger vision for a revitalized downtown. One of the notable aspects of this project Jeff Konczak’s willingness to think beyond traditional constraints. Instead of prioritizing solely cost considerations, the team made bold decisions that enhanced the overall experience. For instance, Jeff makes the decision on all his projects to install a snowmelt system in the building’s sidewalks, despite its higher cost. This demonstrates a commitment to the community’s convenience and safety. Imagine strolling through downtown Alpena in the winter without worrying about ice or snow.
By setting an example, Jeff hopes to inspire other businesses to think innovatively and embark on their own transformative journeys. The Sanctuary Cinema stands as a shining example of how preserving historical buildings can drive economic growth and breathe new life into a community. As Alpena’s downtown continues to evolve, the Sanctuary Cinema will serve as a catalyst for future development and inspire other towns to embrace their unique histories.
The Interior Details
The original wood flooring, preserved from 1927, enchants visitors with its timeless beauty. Saving this floor was no small feat. With utmost care, the team revived the worn planks that had been witness to generations of Alpena’s residents. The grain, the imperfections, and the timeless beauty of the floor now captivate the eyes and hearts of those who step inside the cinema.
The team’s commitment to quality extended beyond aesthetics. Comfort was a top priority, reflected in the carefully chosen seats that offer unparalleled relaxation. Jeff’s refusal to compromise on this aspect, despite the potential cost savings, demonstrates his unwavering dedication to providing the best experience for moviegoers.
The Exterior Details
The exterior brick facade, adorned with charming limestone bands, stands as a testament to the town’s architectural legacy. Rather than opting for a complete overhaul, the team meticulously restored the brickwork, allowing the building’s soul to shine through. Passersby are greeted by a visual masterpiece that blends the nostalgia of the past with the promise of a vibrant future.
All the brick, limestone, storefront openings, and the upper windows were maintained in the final renovation including the preservation of the original mezzanine window, providing a picturesque view of downtown Alpena. All of these features serve as a reminder of the town’s rich history and promising future.
