This 37-acre site in Allen Park was formerly the Veterans Memorial Hospital, which was decommissioned in 2003. New infrastructure to the site includes: primary power distributed for resale; 4800 lineal feet of sanitary force main, pump system, emergency power, and annunciation; 1800 lineal feet of 16” city water main; reconfiguration of Wayne County governed Outer Drive with new signalization; reconfiguration of the City of Allen Park governed Southfield Service Drive; 2000 lineal feet of 6” medium pressure gas main; and phone and fiber optic site distribution.
The on-site development includes three ground lease building sites and 27 tenant spaces for a total of 345,384 sq.ft. of leaseable area. Pavement consists of 670,000 sq.ft. of concrete, light and heavy duty asphalt pavement sections. Stormwater is managed via a sedimentation and detention pond system.
Tenant build out consists of a combination of turnkey, white box, shell, and build-ready pad construction scopes.
