The project’s scope encompassed comprehensive site improvements spanning the expansive 57-acre area. Infrastructure, utilities, power distribution, and enhancements to 2900 linear feet of Coolidge Highway, valued at $4 million, were central to the endeavor. Alongside these improvements, Clark undertook shell construction and the build-out of 150,000 sq.ft. within the larger 600,000 sq.ft. development.
Situated adjacent to the Oakland Troy Airport, the project required FAA permits for all constructions on-site. FAA height regulations impacted various elements including parking lot light poles, landscaping, crane usage, and the ongoing building work. Additionally, the presence of a nearby rail line, major roadways like Coolidge Highway and Maple Road, and the previous one million square foot Ford New Holland factory site, which underwent soil remediation monitored by the Michigan Department of Environmental Quality, added complexity to the project.
